True cost of living in Peyton, Colorado: mortgage, metro district taxes, HOA, utilities, commute, and groceries. Moving to Peyton CO (Meridian Ranch, Woodmen Hills)? Here’s what it really costs per month.
Everyone sees the list price, but the monthly reality is where people get surprised. In this video I walk through a realistic Peyton budget using homes most buyers actually shop for, then I layer in the stuff Zillow usually misses like metro district fees, HOA dues, utilities, commuting, and everyday spending.

Woodmen Hills Metro District charges $205 monthly before~ actual usage, because of base fees and* rec fees you cannot opt of. They’re trying to pay off debt, and homeowners didn’t understand that that an annual fee could have been tax deductible, instead only hearing that the monthly fees would be less. More often than not, these homes are rented out, thus making it not the owners’ “problem”. So many people are moving out, especially since the rate increases this year with no improvement to service, amenities or quality.
